Special Purpose Property Inspection

A Special Purpose Property Inspection is carried out in accordance with the Australian Standard, Inspection of Buildings AS 4349.1 -2007 (Appendix B) when you are purchasing a individual within a Strata or Company Title building having common areas , such as driveways, common walls, stairwells and so on. Common strata properties also include apartment blocks and townhouses.

 

It is important to get this inspection done over and above a standard pre-purchase inspection as the standard pre-purchase inspection will only inspect the interior and immediate exterior of the strata property that you you have interest in. It will not identify problems or defects in the common areas, and any cost issues associated with the defect or repair, comes back onto all owners and their individual unit. This is fine if its a simple paint job ,but some building defects associated with the external shell of the building can become very expensive, such as : roof plumbing or corrosion to structural elements.

 

Our Special Purpose Building Reports describes the type and extent of any building defect found, supported by photographic evidence, and a recommendation of what qualified tradesperson/professional consultant to engage for associated costings and complete the work.

 

Prior to engaging any building inspector, endeavour to check all their licence documents. With any building inspection, the building inspector/consultant should be licensed with the QBCC, hold the relevant qualification for the consultancy work they are performing and be fully covered with Professional Indemnity and Public Liability insurance.
