Pre-Purchase property inspections should be undertaken as early in the buying process as possible. The inspection is carried out prior to you making an offer on your desired home or investment property which you have interest in, and is carried out in accordance with Australian Standards A.S 4349.1-2007, “Inspection of Buildings – Part 1 , Pre-Purchase Inspections, Residential Buildings”.
It is a visual assessment of accessible areas of the property to identify major defects to the building structure and to form an opinion regarding the general condition of the structure of the property.
The following areas shall be inspected where applicable :
- The interior of the building.
- The roof space.
- The exterior of the building.
- The sub-floor space.
- The roof exterior.
- The property within 30m of the building subject to inspection.
